      <description>&lt;P&gt;The requirement for claiming the Exclusion of Gain on the sale of your&amp;nbsp; primary home requires that you owned and lived in the home 2 out of the last 5 years.&amp;nbsp; If you do not meet that test, you will have to pay taxes on the &lt;STRONG&gt;gain&amp;nbsp;&lt;/STRONG&gt;from the sale.&amp;nbsp;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Since you rented the home for 10 years, you will need to re-capture the depreciation you took (or should have taken) during the rental period.&amp;nbsp; That means, basically, the depreciation taken would be deducted from the basis of the home in calculating the gain/loss on the sale.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;You mentioned renovations.&amp;nbsp; If you made improvements to the home prior to sale, you can add those improvements to the basis of the home.&amp;nbsp; &lt;STRONG&gt;Improvements would include&lt;/STRONG&gt; things that added to the value of the home, such as adding a room, renovating a kitchen, replacing a heating/ac system, etc.&amp;nbsp; &lt;STRONG&gt;Improvements would not&amp;nbsp;include&lt;/STRONG&gt;&amp;nbsp;regular maintenance of the home, like painting, repairs, etc.&lt;/P&gt;
