You will have to pay income tax on the withdrawal - there is no way to change that. 

However, you will be able to exempt up to 10,000 dollars of the withdrawal from the 10% early withdrawal penalty tax if the following applies:

  1. This is a first-time home purchase, and 
  2. Your name is on title with your fiance despite signing the check to him directly.

If you meet the two requirements above, you can reduce the penalty by the amount paid for the new home up to 10,000 dollars (whichever is highest).
