I paid for work to be done on my (rental) house, how do I send the contractor a 1099-NEC? I have their W-9.

Edit: the house is a rental property

Are you running a business for which the contractor performed work, or are you just the homeowner who paid a contractor for something?   If you are just the homeowner -- not a business -- you do not issue a 1099NEC to a contractor.   Work done on your own home is not deductible for you, and the contractor is responsible for reporting their own self-employment income.

Thanks for the reply. The contractors did work on a property I am renting. (Surprise, I'm a landlord now somehow)

You can send a 1099-NEC to your contractor using the Quick Employer Forms (QEF) tool.

For the 2025 tax year (filing in 2026), you are generally required to issue a 1099-NEC if you paid an unincorporated contractor $600 or more for services related to your rental property.

Accessing the QEF's depends on which version of TurboTax you are using.

TurboTax Online (Premium or Live):

  1. Sign in
  2. Go to the Wages & Income section
  3. Look for Self-Employment or Rental Property
  4. You will see a link that says "Create W-2s and 1099s for my employees or contractors."

TurboTax Desktop (Home & Business or Business):

  1. Select Create New Return
  2. Choose the option "Prepare W-2s and 1099s for my employees or contractors."
  3. This will launch the QEF website in your browser.

You do not send a Form 1099-NEC to a contractor who provided a service on your personal residence.
