Yes, your son will need to file a non-resident return for AZ to report the income he receives from the rental property. Therefore, in TurboTax, your son's "My Info" section should specify that his state of residence is CA, plus that he also "made money" in another state and specify Arizona. This will identify that a non-resident return for Arizona needs to be filed.
