include as part of cost. you could use the home sale worksheet, but you must select that you do not want to use the home sale exclusion

The sale of a second home is reported under the Investment Income area of Wages & Income.

1. Add a new investment and follow the interview to enter the sale information.
2. Other sales expenses (like commissions) are entered on the next page.
3. Continue back to the Investment Summary page.
