A tree was growing right next to my rental property. It was damaging the foundation, so I removed it. Is this a repair or improvement?

Seems like an improvement should increase the value of the property, however that isn't really the case here. This was purely to prevent further damage to the foundation of the rental property.

You are right, there is no improvement. It is a landscaping expense.
