Is no rent rental an investment property when sold ?

I have a house that my son lives in and does not pay rent. I have never lived in the house. When sold is it a rental or investment property?

It would be considered an investment property if it was never use for business purposes such as a residential rental unit where it was rented to a paying tenant.
