I've received a 1099 MISC including advanced rent collected by the property manager. I did not receive that money. Should I report box 1 of 1099 or the real amount?

Unfortunately, if the property manager has the received the payments, it is considered to be "constructively received" by you. You should report Box 1 of the 1099.  The IRS receives a copy of the 1099 and the amount you report has to match or they could question it.

You should count rental income when you actually or constructively receive it. Income is constructively received when an amount is credited to your account or made available to you without restriction. If someone else receives it for you, like a property manager, it is constructively received.
