Set up your personal information to include NY as a non-resident state.   How to set up a nonresident return

 

Then you will enter your rental income and expenses for both properties, using these instructions.

 

Once you are done, TurboTax will automatically transfer everything to your state returns.   You will have NY nonresident return, which you should prepare first.   You will only include the NY rental activity on that return.   Then walk through the CA resident return.   If you have any tax due to NY, CA will give you credit for that on your CA resident return.

I am California resident how do I file Rental incomes from both California and New York ?

I used schedule E to file my rental incomes from California and New York.  My California rental income gained $5000, but my New York rental income lost $2000,  thus my total rental income from both states in federal schedule E is positive $3000.

 

Now I try to fill in the nonresident New York tax form IT-203 line 11 , line 12 for federal amount and New York State columns shown on page 2.  I put $3000 in line 11 for federal amount column, how about New York State amount column on line 11 and 12?

If your New York rental activity sustained a loss of $2,000, then you would report negative $2,000 in the New York column for Line 11 of your New York Nonresident Form IT-203.

 

Line 12 is a Federal amount only, asking you to show how much of your Schedule E amount from Federal Line 11 was from rental real estate.

Thanks, MonikaK1.  Continued my previous post to fill in the IT-203 form.  Is the following correct?

line 11: federal amount was $3000, ny state amount is -2000.

line 12: $3000

Yes, Line 12 would be the same as Line 11 for the Federal column if all of your Federal Schedule E income was from rental real estate.
