How do I record the expense of a major appliance for a rental property? As an Asset or as a deductible expense?

I had to replace a refrigerator and a washer/dryer. I'm not sure of the best way to enter these costs. Are they Assets or expenses? thx

you may be able to expense them by using the De Minimis safe Harbor Election - items costing less than $2500. if they are below that threshold and you do not make the election capitalize and depreciate
