I am trying to use a schedule E to account for mineral rights received and account for rooms that I rent out on the same property. TurboTax will not let me do both on one schedule E.

You are correct that it is better to have a separate Schedule E for each of these activities.
The types of Expenses for your mineral rights and rental rooms are very different, so it will actually be easier for you to report (and the IRS to view) if they are reported separately.
