in 2010 we purchased a mobile home and lived in it until 2014. in 2014 we purchased a stick built home and made it our primary residence. We rented the mobile home out for about 6 months before dealing with issues, after we left it vacant until we sold it. for 2016 taxes we said we sold the home on turbo tax and it said we didn't have to report it to the irs. we have now listed our stick built home for sale. will we have to pay tax on this one?"

IF your are issued a 1099-S for the sale at tax time, then you have to report the sale on your tax return *no* *matter* *what*.
Otherwise, if you sell at a loss no tax reporting is required since you can't deduct losses from the sale of personal property. If you sell at a gain, then you will need to report the sale weather you receive a 1099-S or not.

Deductions & credits

If you sold your last home in 2016, and claimed the home sale exclusion; you may not claim another home sale exclusion until 2018.  There must be more than two years (731 days) between sale dates. This is in addition to the requirement that you must have lived in the stick built home for two or more  years.
