Does Placed in Service mean the date it was available for use or the 1st date of use. Situation available date 12/10/2017, 1st use date 3/?/2018. Property Sold 2/28/18.
Sold Rental Property 2/28/2018. Tenants moved out 11/30/2017. Replaced Stove, Dishwasher, Garbage Disposal in December 2017. Appliances available for use in December but never used - Property Not Occupied.

Date placed in service means date available for use. These replacements, though, would not be entered as assets with a placed in service date if you were not actively trying to rent the house at that point. Rather, they could be taken as expenses of sale if you replaced them to improve the sale value of the house.

I am assuming that any expenses that Improves the Sale Value of the house should be taken as an expense of sale (painting, repairing cabinets, window repair, landscaping, even cleaning, etc.).
Items such as Utilities, Property Tax, Mortgage Interest, Insurances would still be reported as Rental Expenses.
