I sold a home in 2016 and I have the closing document, where do I enter the information?

The data entry depends if the house was your primary residence, 2nd home or other investment property.

Primary Residence: 

The sale of your home is reported only if you have taxable gain or received Form 1099-S. Please use the steps below to report it; Turbo Tax will determine if you have taxable gain:

  1. Federal Taxes
  2. Wages and Income
  3. Select Less Common Income
  4. Select Sale of Home

Note: individuals can exclude up to $250,000 ($500,000 if Married filing jointly) of gain on the sale of a home if three provisions are satisfied:

1) Ownership. The individual owned the home for at least two years during the 5-year period ending on the date of sale,

2) Use. The individual used the home as a principal residence for at least two years during the 5-year period ending on the date of sale, and

3) The individual did not exclude gain from the sale of another home during the 2-year period ending on the date of sale

Second Home

  1. Federal Taxes 
  2. Wages and Income
  3. Scroll down to Investment Income
  4. Select  Stocks, Mutual Funds, bonds, Other
  5. Indicate that 1099-B/brokerage statement was not received for the sale
  6. On Choose the type of investment you sold, select Second Home and follow the interview questions.

Other Investment property

  1. Federal Taxes 
  2. Wages and Income
  3. Scroll down to Investment Income
  4. Select  Stocks, Mutual Funds, bonds, Other
  5. Indicate that 1099-B/brokerage statement was not received for the sale
  6. On Choose the type of investment you sold, select Everything else and follow the interview 

Rental Property

  1. Federal Taxes
  2. Rental Properties - you'll be asked to enter some general information about the property; be sure to check the box I sold or disposed of this property in 2016. At the end of the interview, you will see Rental Property Summary screen. Assets/Depreciation section will take care of the rental sale. Be sure to mark the asset as sold with the date of sale.
